Professional Tile & Grout Cleaning Melbourne

Tiles rarely fail before the grout does. Grout sits lower than the tile, it’s porous, and it absorbs everything that lands on it. Once those lines have darkened, no amount of mopping brings them back — because mopping is what put a lot of it there in the first place.
GFC Property Services provides commercial tile and grout cleaning and restoration across Melbourne metro. We lift the soil out of the grout under pressure and extract it on the spot, so the floor comes back to new rather than just looking reasonably clean.

What Tile and Grout Cleaning Actually Does

A mop can’t reach into a grout line. It pushes dirty water across the tile and into the joint, where it dries and darkens the grout a little more each time. That’s why a floor mopped daily can still look tired.

We pre-treat the surface to break down the build-up, agitate the grout lines directly, then clean using a contained high-pressure system that flushes the joint and vacuums the soil and water back up in the same pass. Nothing is left to soak back in and nothing floods your site.

What It Removes

Ground-in soil and mop residue in grout lines, grease and food spills in kitchens and food courts, soap scum and mineral build-up in bathrooms and change rooms, rubber and traffic marks in corridors and entries, efflorescence and mineral staining, and the general dulling that makes a tiled floor look older than it is.

Where We Clean

Office bathrooms and kitchens, apartment complexes and common areas, shopping centre amenities and food courts, hotel lobbies and guest bathrooms, schools and universities, aged care and medical facilities, commercial kitchens, pool surrounds and change rooms, gyms, and end-of-lease and make-good handovers.

Why It's Worth Doing Properly

How We Work

We inspect the floor, identify the tile and grout type, and note any damage, missing grout or staining that needs separate treatment.

Then: pre-treatment applied and given time to dwell, agitation along the grout lines, contained high-pressure clean with simultaneous extraction, and edge and corner detailing by hand. If you want the grout sealed afterwards, we can do that too.

Work can be done during or after hours, overnight or on weekends to suit your site. We use safe, environmentally friendly products suitable for occupied buildings, and we contain the water so there’s no mess left behind.

One-off restoration cleans for end-of-lease, make-good, pre-sale or neglected amenities.
Scheduled programs — six-monthly or annual, with more frequent attention to bathrooms, kitchens and high-traffic entries.

FAQs

Will my grout come back to its original colour?

Usually it gets very close. Grout that’s been left for years, or that’s cracked or missing, may need regrouting or colour sealing instead — we’ll tell you which before we start rather than after.
Not at all — plenty of sites don’t. A penetrating sealer slows down how fast the grout reabsorbs spills, so it can be worth it on bathrooms and kitchens. If you want it done, we’ll include it in the quote.
Tile is usually walkable within an hour. If we’re sealing, we’ll let you know the cure time for the product used in the quote so you’re well prepared.
No. The system is matched to the surface, and sound grout handles it easily. Where grout is already cracked or crumbling we’ll flag it first — cleaning may show up damage that was there prior.
Yes, but stone needs a different approach and different products. We identify the surface during the inspection and adjust accordingly.

It depends on the floor area, the tile and grout type, how heavily soiled the grout is, access and working hours, and whether you want the grout sealed afterwards. Natural stone takes a different approach and is priced accordingly. We inspect the floor and give you a free, fixed quote before any work starts. Scheduled programs are usually cheaper per clean than one-off restorations.
