Commercial & Industrial Pressure Cleaning Melbourne

Anyone can point a pressure washer at a wall. Doing it without stripping the render, streaking the concrete or flushing the run-off into a stormwater drain is the part that takes experience.
We pressure clean commercial and industrial property across Melbourne metro — warehouses and distribution centres, schools, council facilities, car parks, driveways, facades, walkways, loading docks and bin areas. Pressure and method are matched to the surface, and the water is contained rather than left to find its own way out.

What Pressure Cleaning Actually Does

Pressure alone isn’t the answer. Too much of it on render, painted surfaces, soft brick or aged mortar does permanent damage that costs more to repair than the clean did. Too little and you’ve just wet the dirt.

We match the approach to the surface: high pressure and appropriate cleaning products for oil and grease on hard concrete, lower pressure and less harsh products for painted walls, render and anything fragile. Flat areas are done with a rotary surface cleaner rather than a hand wand, which is what stops the lines you see on jobs done in a hurry with the pressure washing gun.

What It Removes

Mould, mildew, algae and lichen, oil and grease stains, chewing gum, animal droppings, cobwebs and nesting debris, moss, rust and mineral run-off marks, tyre rubber, and the general grime that dulls a building over time.

Industrial Pressure Cleaning

Warehouses, distribution centres and factory sites get a different kind of dirt: diesel and hydraulic oil on hardstands, tyre marks and rubber build-up on truck aprons, spills and dust around loading docks, and grime on roller doors and tilt-panel walls.

We pressure clean the external working areas of industrial sites — hardstands, truck aprons and turning areas, loading docks, roller doors, external walls and staff walkways. Oil and grease are pre-treated with a degreaser before cleaning, and run-off is contained where needed so it doesn’t go straight into stormwater.

Industrial jobs are planned around dock schedules and forklift and truck movements, including overnight and weekend work, so the site keeps running while we clean. For warehouse and distribution centre floors inside the building, see our ride-on sweeping and scrubbing.

Where We Clean

Car parks, driveways and ramps, building facades and entry frontages, footpaths, walkways and stairwells, loading docks and hardstands, bin rooms and waste areas, awnings and covered walkways, apartment complex common areas, warehouse exteriors, and end-of-lease and make-good handovers.

Why It's Worth Doing Properly

How We Work

We inspect the area, identify the surface and its condition, and flag anything that needs care — loose render, aged mortar, painted finishes, existing damage.

Then: pre-treat any growth or staining and allow it to dwell, clean the area at the right pressure for the surface, detailing on edges and corners, and containment and removal of the run-off where necessary.

Work can be done during or after hours, overnight or on weekends to suit your site, with signage and exclusion zones in place where the public has access. We use safe, environmentally friendly products suitable for occupied buildings.

One-off cleans for end-of-lease, make-good, pre-sale, post-construction or a frontage that’s been let go.
Scheduled programs — quarterly, biannual or annual, with more frequent attention to bin areas, entries and shaded paths where growth returns fastest.

FAQs

Will pressure cleaning damage my render or painted walls?

Not when the pressure is matched to the surface. Render, paint and soft brick are cleaned at lower pressure with a chemical dwell doing the work instead. We identify the surface before we start, and flag anything already damaged.
Most of them, yes — using the right degreaser lifts far more than high pressure water alone. Oil that’s soaked into porous concrete over years may leave a shadow. We’ll tell you what to expect before we quote.
Either it makes its way to drainage or we can contain it rather than letting it run into stormwater. Where the job involves oil, chemicals, heavy detergent, or lacks adequate drainage, we collect and disposed of properly.
Most commercial sites suit biannual or annual. Shaded paths, bin areas and anything under trees usually need it more often because growth comes back faster.
Usually site water is easiest, and we’ll confirm access during the inspection. If it’s not available, we have a water trailer that can be used to get the job done. We will factor that into the quote and make sure there are no surprises.

It depends on the size of the area, the surface, how heavy the build-up is (oil and ingrained grime take longer than general dirt), access and working hours, and whether run-off needs to be contained. We inspect the site and give you a free, fixed quote before any work starts. Scheduled programs are usually cheaper per clean than one-off jobs.
