A mop can’t reach into a grout line. It pushes dirty water across the tile and into the joint, where it dries and darkens the grout a little more each time. That’s why a floor mopped daily can still look tired.
We pre-treat the surface to break down the build-up, agitate the grout lines directly, then clean using a contained high-pressure system that flushes the joint and vacuums the soil and water back up in the same pass. Nothing is left to soak back in and nothing floods your site.
Ground-in soil and mop residue in grout lines, grease and food spills in kitchens and food courts, soap scum and mineral build-up in bathrooms and change rooms, rubber and traffic marks in corridors and entries, efflorescence and mineral staining, and the general dulling that makes a tiled floor look older than it is.
We inspect the floor, identify the tile and grout type, and note any damage, missing grout or staining that needs separate treatment.
Then: pre-treatment applied and given time to dwell, agitation along the grout lines, contained high-pressure clean with simultaneous extraction, and edge and corner detailing by hand. If you want the grout sealed afterwards, we can do that too.
Work can be done during or after hours, overnight or on weekends to suit your site. We use safe, environmentally friendly products suitable for occupied buildings, and we contain the water so there’s no mess left behind.
One-off restoration cleans for end-of-lease, make-good, pre-sale or neglected amenities.
Scheduled programs — six-monthly or annual, with more frequent attention to bathrooms, kitchens and high-traffic entries.
It depends on the floor area, the tile and grout type, how heavily soiled the grout is, access and working hours, and whether you want the grout sealed afterwards. Natural stone takes a different approach and is priced accordingly. We inspect the floor and give you a free, fixed quote before any work starts. Scheduled programs are usually cheaper per clean than one-off restorations.
