Hot water extraction is the method most carpet manufacturers specify. Heated water and solution are forced into the pile under pressure, releasing soil bonded to the fibre, then immediately vacuumed back out under high suction.
The extraction is the part that matters. Surface methods like vacuuming only lift the top layer and leave the rest sitting in the base of the pile, where it keeps abrading the fibre and wicks back to the surface within days. Extraction removes the soil and the used solution together, which is why the carpet stays clean instead of looking clean.
Ground-in traffic soil, food and drink stains, dust mites, allergens, odours, and general grime in lifts, offices, corridors and entry/exit mats, including various oils and body sweat from seating areas that use fabric.
On long corridors, open-plan office floors and other large carpeted areas, we use the Kärcher Chariot 3 iExtract Duo 26. Its cylindrical brushes agitate the carpet and lift out dirt, debris and hair, and the vacuum behind them picks it all up in the same pass. Big floors get covered far faster than with a hand wand, the finish is even from one end to the other, and in our experience the carpet generally dries quicker too.
No large machine reaches everywhere, so every Chariot job is finished with a portable Polivac extractor. We use it on doorways, lift entries, tight turns and the last stretch at the end of each run. You get the speed of a large machine across the open floor and detailed hand-finishing at the edges, with no missed strips.
On smaller areas, stairs and offices with lots of furniture, the Polivac on its own is quicker. We’ll use whichever method suits your site.
Office floors and tenancies, apartment complexes and common areas, hotel corridors and guest rooms, shopping centre offices and back-of-house, schools and universities, aged care and medical facilities, and end-of-lease and make-good handovers.
We inspect the carpet, identify the fibre type and pile and note any stains needing separate treatment.
Then: a thorough pre-spray and carpet spotter applied and given time to dwell, agitation through traffic lanes and heavy soil, hot water extraction, and spot treatment on anything remaining. Air movers speed drying where needed.
Work can be done during or after hours, overnight or on weekends so your staff or tenants aren’t working around wet carpet. We use safe, environmentally friendly, low-residue products suitable for occupied buildings.
One-off deep cleans for end-of-lease, make-good, pre-sale or post-event.
Scheduled programs — six-monthly or annual, with more frequent attention to entries and high-traffic lanes.
Carpet soaked by a burst pipe, sprinkler discharge or roof leak? The same extraction equipment pulls the water out of the pile and underlay. If the water has spread beyond the carpet, or it’s an emergency, see our emergency flood response service, available 24/7 on 1300 398 724.
